Below you can see some of our previous investments that have been since sold. Previous ventures included:
Coin Laundromat
We owned and operated Garden Grove's largest laundromat. It was purchased from an owner
that was retiring from the industry. With over 100 washers and dryers and 4000 sqft. of space, the local residents enjoyed
the convienence of reliable machines and quick in/out wash times.
The business included comfort amenities, such as arcade games, snack and soda vending, soap and change
dispensers, restroom, TV and free wireless internet access.
We sold the business for a profit after extensive renovations and building back customer loyalty.
Bulk Snack/Soda Vending Route
This business was also bought from an owner that was going into retirement. The
purchase included 25 income generating locations and 10 extra vending machine units.
After a thorough analysis of each location's profit/loss statement we sold off 10 of the
'loser' locations immediately. Also, we improved the quality of the products being sold and the efficiency
of daily operations. Spreadsheets were created to effectively track each locations' product mix and was continually
adjusted for changing demand. Eventually, the business was split into pieces and sold to different buyers for
a profit.
Real Estate: Rental Income Property
This residential rental income property was bought in 2002. It is a 4 bed, 4 bath,
2000 sqft. townhome in Newport Beach, CA only 5 blocks from the harbor. It was bought as a fixer-upper, and paid
with no money down and 20% owner carry financing.
We renovated the property within 30 days and rented it to a tenant within the following 30
days. New carpet, paint, landscaping and floors were added to increase the property value. This property yielded
a break-even monthly cash flow statement.
It was later sold in 2006 for a profit. This was just one of a few properties
that were bought and sold between 2002 and 2006. Other properties were located in Huntington Beach and Orange, CA.
